I went to the local department store and purchased a Texas Instruments BAII Plus calculator for just under $40. I returned it 2 weeks later as; 1) I thought it felt cheaply made while using it, 2) Display was hard to read, and due to the crystal being somewhat set below the window, unless your light source was directly above the calculator, the shadow on the edge of the display partially obscurred the digit(s). Then I went to Amazon.com and read reviews of competing financial calculators. After doing so I decided on the Calculated Industries Qualifier Plus IIIx. For just a couple of dollars more, I got what I feel is one heck of a calculator! The display is much better to read (no shadows and brighter). The buttons are 'soft-touch' which makes so much difference in the feel of the calculator, not like the cheap feeling ones on the Texas Instruments. Also, the "000" button on the Calculated Industries is a godsend. When you are dealing with mortgages, and most figures in the thousands, why in the world wouldn't every financial calculator have a thousands ("000") button? That button alone probably saves you pressing the zeros button 50+ times a day! Thank you Amazon.com and all of those who add helpful reviews that add to a rewarding purchase such as this. There's not too much to say about this calulator - it does the job well.However, There's really only 4 buttons you use consistantly - Loan Amt/Pmt/Term/Interest.And they do make a calculator that just has those four buttons (plus calculator keys). This is the one you want.I also use an HP 12-C but this is the one I use primarily for Real Estate -- and even general use.A mortgage friend of mine has one of these "in every room in his house."My favorite features are the 000 key, ease of computing mortgages (and total monthly payments including condo fees and taxes) and you can quickly figure rent v. own and tax savings.It is easy to learn and there is a little book that stores right on the back of the calculator for quick reference.You want this model if you do residential real estate.Other models do cap rates for commercial, which I do not use (even though I have one!)If you do residential real estate, this is the best tool to have. I have become its best salesperson.I just finished my real estate course and prior to the exam the instructor advised all of us to buy a HP calculator.I think it was the 12c.I showed the class what my Qualifier Plus IIIx could do and it made an easy choice for all. Today is the first day I used my calculator in a training session in the mortgage industry. My co-workers had only a business analyst calculator. When we used formulas to calculate with, their's had more buttons to use and was scattered in different places. Mine are all in the same row and it is more simplier to input. I got the answer faster and simplier. I was impressed. When you need the answers quick you want to be able to deliver them. You need one like this. It wont disappoint you.
